I wonder if anyone has any experience of building a triple garage with living accommodation above? I'm trying to work out ballpark budgets before starting the planning / drawings process so any guide would be really appreciated.

Not quite a triple and is an extension rather than seperate build.
7 x 10 mtr extension (7 x 7 garage) with bedroom/ensuite above, including piling (oak tree local enough to cause issues) is around £120k here in Essex.

I'm looking at about the same size - either 2 garage and a workshop to the side with enough internal height to have a lift in both the garage areas (TVR's so not that tall), and either with or without a room upstairs. Ideally like a pool table/man cave but may end up too tall. Something around 8m x 6m (or 7m).
Listed building. I was hoping around £30k as £120k is ridiculous.

How longs a piece of string.
Top of my head; circa £85k depending on the inclusion of kitchen and bathroom all to meet building regs as a habitable space.

Good question, exactly what I'm going through at the moment, 30 x 23 feet, with the room above unfinished 50k is a rough figure. Most of the cost will be in the ground works, and it depends on soil and what you need. For example in Essex as I am the clay means a raft may be best, this could add considerably, then again so could extra depth. A builders told me the base alone could be 10k.

Thanks all. My (based on zero knowledge) estimate was circa £50k which if achievable starts to make sense. At £120k I'd have to file with the 'nice to have but not going to happen' projects.

£60-80k ain't gonna happen. I'll battle on with the prefab's.
Don't mind doing some work myself so hopefully can get the cost down.
Got a builder down the road so I'm going to get a rough quote from him but just havent seen him since Xmas.

Totally off topic, but did you Griff come from N.Yorkshire?
I almost bought an identically specced car as my first TVR. In some ways I wish I had - it was gorgeous.

A lot depends on what you want and as mentioned the lay of the land regarding fittings. I know of one locally that was done for 50k, but start adding intricate oak in place, fancy oak doors that are properly insulated, it all starts adding up.

May depend on area and whether you do the finishing yourself, but I think for the Midlands, probably nearer £1500 per sqm might be nearer the mark. Other areas might head towards the £1800-2000 mark.
We had a 40 sqm sunroom done 18 months ago by a great builder using good quality trades for around that figure.....

Boroughbridge, yes. Wife bought it in 2003 - only 5 in that colour and that was the colour we wanted. Mind you nearly bought a V12 rag top E Type for £20k instead. I've got a 430BV pre cat, the press car, in ocean haze.

IMO 56sqm is not a very big triple garage and £1000-1200 per sq m is quite low for a double height construction with appropriate foundations and a decent habitable finish.
The OP mentions "living accomodation" above, so I assume that means not merely a storage space but living area, kitchen, bathroom and bedroom(s).
A lot of big modern cars and 4x4s are pushing 5m long and 2m wide, so 7m long would give you a metre front and rear, and 10m wide would give you a metre each side. So that's 70sqm. And I'd reckon on a budget of £2000 for a two storey construction with living accomodation. So 140K. But obviously there are a lot of variables in that.

I was going on garage coatings but I guess if you want habitable room above then £1500 could be more like it. I'd be surprised at £2000 unless it's got some pretty amazing specs!

We actually build triple garages in the NE for around £28k on our housing sites. You can take a view on price differential (somebody can quote BCIS)
Stick a room on top depending on spec etc and £50k (which gives you £22k to spend on the extra wall and kitchen etc) would be sensible.
£120k for a 70m2 extension to a high spec is sensible in SE. £120k for a garage with rooms above certainly isn't. Happy to build it for you for £120k

Sounds similar to the home I dream of building one day. Essentially it would be an open plan garage with four parking spaces, each 3m wide and 6m long, with what would essentially be a spacious two-bed bungalow sitting on top, preferably built on a slope so the garden at the back could be accessed via patio doors at the rear of the property from the "living" level, if that makes sense.

Ours is 10.5m long, 6m deep (or thereabouts, can't quite remember the details), it's actually two bays as we're using the third bay as a gym area. Hand door and two garage doors (leaving actual car bays slightly wider - can't afford any more cars and we have a large barn for the s
tters!). Upstairs is in the eaves - but we have a small upstand on the walls so it's going to work out as a pretty generous space. Groundworks were £7000. Built in SIPS £22,000. Roofing (clay tiles to match the house) and 3 veluxs on one side, plus 2 nice doors and a cheeky window approx. £10,000. We've got to spend £3600 on some wooden exterior stairs, approx. £5000 on larch cladding (incl install), copper guttering to match house £1,000 (that's the hubster's contribution) then the interior! Woodburning stove, small shower room and kitchenette, looking at about £55K at most, all in. Could be done with cheaper materials but it'll look nice and be well finished. Eventually
